Step 1: Define Your Budget and Needs

Start by setting a realistic budget and identifying your must-have features — location, amenities, convenience, or lifestyle preferences. Remember that rental listings in Dubai show only the annual rent. Additional costs include:

  • Security deposit (5–10% of annual rent)
  • Brokerage fees (usually 5% of rent or AED 5,000 minimum)
  • Utility deposits for DEWA, gas, and telecom connections
  • Municipality housing fee (5% of annual rent)
  • Moving and relocation expenses

Step 2: Prepare Key Documents

Ensure you have your passport, residence visa, and Emirates ID ready. Having documents and funds in place speeds up the leasing process and secures your chosen home faster.

Apply for Dubai Electricity & Water Authority (DEWA) services online using your Ejari number, Emirates ID, and passport details. After paying the security deposit, your connection is usually activated within 24 hours.
